1. Scope

This Cookie Policy explains how ZionClad uses cookies and similar technologies in connection with zionclad.com and the ZionClad commercial real estate software intelligence services. It applies to visitors and registered users and supplements our Privacy Policy and Terms of Service.

ZionClad’s features support commercial real estate research, acquisition, outreach, and disposition. Different technologies may apply depending on whether you are logged in, which features you use, and whether a third-party service opens on its own domain.

2. What Cookies and Similar Technologies Are

Cookies are small text files placed on a browser or device. Session cookies generally expire when a browser session ends; persistent cookies remain until their stated expiration or deletion. First-party cookies are set for the ZionClad domain, while third-party cookies are controlled by another provider.

Similar technologies include local and session storage, pixels, tags, web beacons, scripts, software development kits, device identifiers, and server-side event processing. Server logs, IP addresses, browser information, referral URLs, timestamps, and API requests are not necessarily cookies, but they may support related security, performance, or analytics functions.

3. Categories of Technologies

Strictly necessary. These technologies may be required to deliver pages, maintain sessions, authenticate users, protect accounts, prevent fraud or abuse, balance traffic, enforce rate limits, process requested transactions, and remember privacy choices. Disabling them may prevent parts of the Services from working.

Functional. These technologies may remember language, region, accessibility, display, interface, and other user preferences or enable optional support and integration features.

Analytics and performance. If enabled, these technologies may help measure visits, feature use, errors, diagnostics, load times, and performance so ZionClad can understand and improve the Services.

Advertising and targeting. If enabled, these technologies may measure campaigns, personalize advertising, or support targeted or cross-context behavioral advertising. ZionClad will not classify advertising technology as strictly necessary.

The presence, name, provider, domain, and duration of a particular technology depend on the production configuration. ZionClad will update its preference center or this Policy when optional tracking technologies are introduced or materially changed.

4. How We Use These Technologies

ZionClad may use cookies and similar technologies to operate and secure the website and application; maintain authenticated sessions; remember settings; detect fraud and abuse; troubleshoot errors; monitor availability and performance; understand product usage; process subscriptions and checkout; support integrations; and comply with legal obligations.

Information collected may include cookie or session identifiers, IP address, device and browser information, operating system, approximate location derived from IP address, referral page, pages and features used, clicks, timestamps, session activity, diagnostic events, and preference selections. It may be associated with an account when a user is signed in.

5. Authentication, Security, and Account Sessions

Authentication and account-security technologies may be used to sign users in, maintain sessions, prevent unauthorized access, support multifactor or verification functions, and protect against fraud and abuse. Supabase or another configured authentication and database provider may process authentication information when used by ZionClad.

Because these technologies are required to provide requested account and security functions, they generally cannot be disabled through an optional-cookie preference center. You can delete them through browser controls, but doing so may sign you out or prevent account features from operating.

6. Hosting and Performance

ZionClad uses Vercel for website hosting and deployment. Vercel and related infrastructure may process network, device, request, diagnostic, and security information to deliver and protect the Services. A provider may process technical information through server logs or network requests without placing a browser cookie.

ZionClad does not describe a hosting or performance technology as optional or necessary solely because a vendor offers it; classification depends on how the production service is configured and used.

7. Payments and Stripe Checkout

When paid checkout is available and you choose to purchase a subscription, ZionClad may direct you to Stripe-hosted checkout or billing pages. Stripe may use cookies and similar technologies on Stripe-controlled domains for checkout, security, fraud prevention, payment processing, and regulatory purposes.

Technologies used on Stripe’s pages are governed by Stripe’s notices and controls. Returning from checkout may also create or update ZionClad account and transaction records. Deleting a cookie does not delete transaction information previously collected or retained for billing, fraud prevention, accounting, or legal purposes.

8. Integrations and Third-Party Content

AI, mapping, imagery, property-data, communications, customer-support, or other integrations may make network requests, process device or session information, or place their own technologies when the relevant feature is used. A third-party service may operate under its own privacy and cookie policies.

ZionClad does not list an integration as active merely because it may be offered in the future. Optional third-party content should not load before a required consent choice when applicable law requires prior consent.

9. Your Cookie Choices

Where optional cookies or similar technologies are used and a consent or opt-out control is required, ZionClad will provide choices such as Accept All, Reject Nonessential, and Manage Preferences. Optional categories will not be treated as accepted merely because a person continues browsing where affirmative consent is required.

You may change available preferences at any time through the Cookie Preferences or Your Privacy Choices control when displayed. Withdrawing consent prevents future optional collection through the affected technology but does not automatically delete information previously collected.

Browser settings can block or delete cookies and may allow site-specific controls. Blocking strictly necessary technologies may prevent login, security, preference, checkout, or other requested functions from working correctly.

10. Global Privacy Control and Do Not Track

Where legally required and technically applicable, ZionClad will treat a recognized Global Privacy Control signal as a request to opt out of qualifying sale, sharing, or targeted advertising for the browser or device sending the signal.

There is not a uniform legal or technical standard requiring a response to every browser Do Not Track signal. ZionClad responds to legally recognized preference signals as required and otherwise provides the choices described in this Policy.

11. Sale, Sharing, and Targeted Advertising

Some U.S. state laws define sale, sharing, and targeted advertising broadly and may cover certain disclosures made through cookies or similar technologies even when no money changes hands. If ZionClad activates a practice that falls within one of those definitions, it will provide required notice and a method to opt out, including a Your Privacy Choices or Do Not Sell or Share My Personal Information link where required.

ZionClad will not state that tracking information is never sold or shared until the production configuration, vendor contracts, and data flows support that statement. ZionClad does not knowingly use tracking technologies to sell or share the personal information of individuals under 18.

12. Children

ZionClad is intended for adults and is not directed to anyone under 18. If you believe a child has used the Services or submitted information, contact support@zionclad.com so ZionClad can review and take appropriate action.

13. International Visitors

ZionClad is based in the United States and designed primarily for the U.S. market. If visitors from a jurisdiction requiring prior consent access the Services, ZionClad will block optional technologies until valid consent is obtained when required. Optional categories should be unselected by default in those circumstances, and refusing optional technologies should be as easy as accepting them.

Consent may need to be renewed after a material change or after an appropriate period. ZionClad may maintain records of preference selections where necessary to demonstrate and honor those choices.

14. Changes to This Cookie Policy

ZionClad may update this Policy when technologies, vendors, features, domains, or legal requirements change. The updated version will be posted at zionclad.com/cookie-policy with a revised effective date. Material changes may also be communicated through the website, account, email, or preference center as required.
